Sellers, are you tired of the status quo?
You don't have to be scared of this real estate market!
Just look for the following qualities when looking for a Realtor to sell your home!
Choose a Realtor that's in the know! It is your job to find and hire the best Realtor out there!
Make it a point to search and find a Realtor that has a heavy internet presence.
Just "Google" their name and see what you find! Are they on the first page? Are they even present?
WHY is that you say? Because at least 85% of buyers begin their home search on the internet!
*That is why your agent needs to be internet savvy in this day and age.
*Your agent needs to be active on the internet and put seller's home information and lots of photos all over the internet.
*Your agent needs to do visual tours. (and Professional Videos should be done for Luxury Homes)
*Your agent needs to have their own website!
*It is not enough to just be on Realtor.com!
*It is not enough to just be on the MLS!
*It is not enough to just put a sign in the yard!
*Your agent needs to post lots of photos all over the internet. Oh! I already mentioned that....
*Your agent needs to have years of real estate and marketing experience!
*Your agent needs to be proactive and aggressive!*
*Your agent needs to Properly Price your home according to what the market will bring!
*Your agent needs to communicate with you frequently!
*Your agent needs to be blogging!
*Your agent needs to constantly be on the cutting edge of technology and not afraid to be different!*
*Your agent needs to be enthusiastic and energized every single day!
*Your agent needs to constantly update their education!
*Your agent needs to understand "Staging" and tell you what to do to get your home "Show Ready"
*Your agent needs to be responsive!
*Your agent needs to answer their phone!
*Your agent needs to embrace email and technology and respond quickly!
*Your agent needs to be a full time Realtor! Find and hire only the BEST in your area!
*Your agent needs to have great people skills and great follow up skills!
*Your agent needs to know of at least 50 websites on which they they can market your home!
*Your agent needs to really "Listen" to you!
*Your agent needs to "partner" with you and you need to work together as a team to get your home SOLD!
Sellers, Don't settle - It is up to you as the Seller to find the best Realtor in your area! Good Luck to all Sellers out there!

Vickie- this post has some great tips to help out sellers with choosing agents who will get their homes sold.
Vickie - Awesome list! For me, I think you hit the nail on the No. 1 trait right now in this changing market: Your agent needs to be proactive
So many agents just do the same old stuff. List it, sign out, mls , newspaper, .....so on .
You are on top and know what has to be done.
I like your outside the box thinking, also I love the pictures on your back ground
Katerina~ If only Sellers would realize just how important it is to hire the Right Realtor! Real Estate is changing and the agents need to be changing right along with it!
Debbie~ I am glad you like this post and re-bloggd it on yours.I take that as a compliment! The more sellers that see this the better off they are! This way they will know what to expect from their Realtor....
Trey~ The Realtors that do the "same old, same old " will eventually be out of business. Sellers are getting smarter and are more educated and read more on the internet and are expecting more out of their agents as they should be!
Awesome, Vickie! It's great to know you're working with a true professional.
Dan
Hey Vickie,
Powerful advice to sellers who hope to be successful. Your outline puts them on the path to ensuring a successful partnership!
Thanks, Laurie
Vicki, you are so right! It's hard work to be so Internet saturated. To hire a full time Realtor is the way to go.
Vickie: And don't forget....a Realtor that is honest with you about market price. All the photos on the internet won't sell an overpriced home.
Vickie - Nice post, I know that a lot of customers have no idea why they need a realtor. Hopefully this will help.
All great reasons to get a realtor; thanks for the very comprehensive list:)
All realtors are not created equal...it is very important for sellers to research before listing with an agent. Great post!
Great post, Vickie. Advice that all Seller's should heed.
Wow - very well thought out post Vickie! You should bring this with you on your listing appointments :)
Take care,
Sincerely,
Grace
No one can ever say they are not informed. I don't think you left a single thing out.
Wow, Vickie! You wrote what I've been telling my sellers! That is perfect. I wouldn't change a thing about your list.
Vickie -- this is great and laid out so well. All sellers should see this and see if their agent measures up.
Vickie, what a great list! I would also add they have to be a great listener. If you have an agent who is not listing to what you and your family need it will not work. I really loved your list and feel you captured what most sellers and buyers want in an agent - I know - I bought my home just last year and these qualities were things I was looking for in my agent. ~ Anne Marie
JoEllen ~ I wrote this so that sellers and buyers would be educated and know what qualities they should expect from the Realtor they decide to hire!
Anne Marie~ You are so right about the "listening" part. I couldn't tell you how many clients I have received because the agent they "thought" they were going to hire "just wouldn't listen!"
Thanks for the compliment. I am glad you found it to be a good list for sellers to use when hiring an agent. Hopefully sellers will come across this list and be able to utilize it and find the best agent out there! Vickie
Vickie, good advice here! One thing, though - if you have a name like mine, it's a lot harder to get on the first page of Google than if your name is Vickie McCartney. Now, if Paul had had a wife named Vickie, forget about it! On most, but not all, days I'm still on page 1.
Great list for sellers. I agree about internet advertising . I like the picture.
Great list for sellers and for agents as well!! I need to be sure these are items that I include in my 2009 business plan.
I would only add:
Your agent needs to be Vicky McCartney! If you have a home to sell outside Owensboro, KY , call Vicky for this same kind of qualified agent in your area
Totally awesome post! I am in agreement with everything you said. I found myself nodding as I read it. Not only do I hope sellers read this post but Realtors as well. The times are a changin people. Mediocrity is not acceptable in this business anymore.
Margaret~ Thanks so much for the suggestion of what to ADD! I went ahead and added it as an update.( why didn't I think of that?)
Cecily~ You are so right, "Times sure are a Changin!" and we better be at least keeping up with the changes ! The average Realtor won't make it in the long run!
Vickie, Now it is complete. Glad you like the suggestion and I hope you get lots of listings and referrals. Good job.
Vickie
Thanks for your encouaging words yesterday....You guilted me into writing my first blog. Please read it if you get time.
Vickie - I'm sorry I've missed you recently... I just subscribed so I'll never miss out on your "Good Stuff" again.
Vickie - Sorry... I got sidetracked! This are all the best qualities to look for in a REALTOR... I've made a new commitment to be enthusiastic and energized.
Debbie~ Thanks so much for subscribing. I am not one of the best "writers" but I have been told I am good at Real estate :)

Vickie, I love lists, I am fast becoming a fan of re-blog, hope you don't mind if I share your insights with my readers. Be good and Thanks for helping me put the message out there. cheryl(I don't have 50 sites YET)willis
Vickie, this is a great list which seems to be ahead of the curve regarding technology and the internet. Keep up the good work :-)
Hi Vickie - I really liked your blog. I agree with you most certainly, however, on the point of needing an agent that has "years of real estate experience" - what are your thoughts on new agents? Do you believe that a new agent should start with buyers to learn their markets/systems/contracts better?
I hope I do not come across as rude or sarcastic with this because I am truly not meaning to be that way. I would really like your opinion. :)
